New affordable homes ready for first residents at North Gate Park
Residents will soon be moving into new homes at North Gate Park, South Tottenham, as the first affordable homes within the major redevelopment of the former St Ann's Hospital site reach completion.

Together with The Hill Group, the Deputy Mayor of London for Housing and Residential Development, Tom Copley, members of the Greater London Authority, Haringey Council and Karakusevic Carson Architecture, we recently marked the milestone at a special event.
The first phase comprises 240 new homes, including 94 affordable, helping more local people find a place to live in Haringey.
In total, North Gate Park will provide 995 new homes, with 60 percent affordable. Around 150 of these will be owned by Haringey Council. The wider development is expected to be completed by 2032.
The new neighbourhood has been designed around the site's historic Peace Garden, which has been restored and expanded to three times its original size. New trees and planting will help support wildlife, while a children's play area, inspired by nature, has also been created. The central park will be ready for residents moving into the first affordable homes.
The development also protects the site's heritage. Seven former hospital buildings, including the landmark water tower, are being restored and will become new workspaces and commercial spaces for the community.

The site was originally purchased using the Mayor's Land Fund, and it's great that new residents will soon be able to move in and start enjoying the new development, including the garden, children's play area and workspaces.

We were appointed by the Mayor of London in 2023 to redevelop part of the former St Ann's Hospital site.
