Housing association Peabody is looking for creative organisations with local connections to lease an affordable workspace at New Mansion Square, in Battersea Power Station.

Published: 12/07/2023

The spaces are in New Mansion Square, an entirely affordable scheme of 386 homes, 250 of these are social rent and London Affordable rent, and the remaining homes are shared ownership.

Peabody, working with Battersea Power Station and Wandsworth Council, is offering twelve self-contained workspace units available approximately 50 percent lower than market rent. The spaces are ideal for new businesses and startups in need of a temporary, affordable workspace.

Each organisation will benefit from dedicated on-site business support, networking opportunities provided by Peabody and the chance to build, make, and create alongside other innovative entrepreneurs and startups.

With units starting from just £774 per month, each space comes complete with a kitchen, street frontage and opens out onto a newly landscaped square.

New Mansion Square also offers a dedicated Enterprise and Tech Hub - a co-working space with desks, meeting rooms and a podcast studio. Organisations will pay just £27 per sq ft and £150 a month for a fixed desk with the option of a monthly contract.

Nestled in a bustling new 42-acre neighbourhood, Battersea Power Station is an iconic London landmark that has been transformed into a destination to work, shop, eat, drink, live and relax, positioned in and around the Grade II* listed building.

The affordable workspaces, due to open later this year, are located just a four-minute walk from the new Battersea Power Station Underground station and nine minutes from Battersea Park railway station.

Applicants will need to demonstrate a connection to Wandsworth and work in a creative industry, such as design, fashion, manufacturing, or technology.

Priority will be given to organisations that plan to make the most of the adaptable space – this could include anything from allowing people to watch them work, displaying products they've made or hosting public events.

To enquire about renting a workspace, or to find out more, please fill out this form by Friday 1 September or contact Peabody on Workspacebattersea@peabody.org.uk

Peabody is committed to celebrating and learning from the rich diversity in communities and encourages business owners and entrepreneurs from ethnic minority groups to apply.

Simon Barry, Regional Managing Director London South at Peabody, said: “Affordable workspaces give local businesses the opportunity to work, learn and grow in an environment where they feel supported.

“We’re pleased to offer these spaces to local businesses that are deeply rooted in the community and bring real benefit to the area, while allowing their businesses to flourish. We look forward to welcoming more talent to this growing network of creative enterprises.”

Kemi Akinola, Deputy Leader of Wandsworth Council said: "Delivering and facilitating new affordable workspaces for local start-ups and small companies is one of our priorities to ensure that Wandsworth is a supportive and fairer place to start and grow a business.

“We’re delighted to support new units like these through our Affordable Workspace Fund and we’re looking forward to seeing new businesses establish themselves here and build their networks.”

Gordon Adams, Head of Planning at Battersea Power Station Development Company, said:  “We are pleased to have worked with Peabody and Wandsworth Council to bring forward these affordable workspaces at New Mansion Square, welcoming new creatives to this bustling neighbourhood. Our aim has been to create a vibrant new town centre for Wandsworth, which includes a buzzing work and office environment alongside the 100-plus shops, restaurants and bars now open. This business ecosystem is supported by lots of open space for people to enjoy including a six-acre riverside park together with the creation of thousands of new jobs, all helping to boost the local economy.”
